What this means for you
- Highland is setting aside $20,000 at closing. My Noah Project uses it to pay your PID bills straight to the district.
- That covers your PID for about 36 months, through Jan 2030. You won’t pay the PID during that time.
- Your first PID bill of $5,960 is due Jan 31, 2031.
- After that, your PID of about $541/mo is added to your mortgage payment through escrow, so your payment goes up by that amount.
- You qualify for your loan with the full PID payment included, so the higher payment is already accounted for.
My Noah Project LLC — Borrower Acknowledgment
Read carefully before signing. This document explains what the Noah Program does, what it does not do, and what you are responsible for.
Property Information
What Is the Noah Program?
The Noah Program is a builder-funded benefit. Highland Homes (the “Builder”) is depositing a fixed dollar amount — shown above as the Builder Contribution — with My Noah Project LLC (the “Administrator”) at or before your closing. My Noah Project LLC is an independent third-party administrator; it is not your mortgage lender and is not part of Highland Homes.
While funds remain in your account, My Noah Project LLC will pay your annual PID assessment installments on your behalf directly to the PID district. When the funds are exhausted — which may happen before the estimated program end date — the program ends and your mortgage servicer will begin collecting the PID assessment as part of your monthly mortgage payment.
What This Program Means For You
- Lower payment now: Your monthly mortgage payment during the program period does not include the PID assessment because My Noah Project LLC is paying it from the Builder Contribution.
- Payment will increase later: When the Builder Contribution runs out, your servicer will add the PID assessment to your monthly payment. The estimated increase is shown above. You will receive notice from your servicer before this happens under RESPA 12 CFR 1024.17(g).
- The program end date is an estimate: The actual end date depends on the annual assessment amount. If the PID district raises the assessment rate, the funds may run out sooner than estimated.
- You are always responsible for the PID: If My Noah Project LLC does not pay the assessment for any reason — including exhausted funds — you must pay it yourself. Non-payment may result in penalties, interest, and a lien action against your property.
Your Acknowledgments
By signing below, you confirm that you understand and agree to each of the following:
1. Fixed contribution only. Builder is setting aside a fixed contribution of $20,000 at closing for my/our benefit to pay Eligible PID Assessments on my/our behalf. This is the entire PID funding commitment for the Property, separate from Builder-paid fees, and is not money paid by me/us.
2. My Noah Project LLC holds the funds. Builder will deliver the full contribution to My Noah Project LLC at or before closing. Administrator will hold a separate Property ledger and make authorized payments only from the funds remaining. No mortgage lender receives or controls the funds.
3. Program fees. Builder pays Administrator a one-time $3,000 program setup fee and an administration fee equal to 10% of the Builder Contribution. Neither fee is charged to Borrower or deducted from the Builder Contribution, PID payments or Surplus Funds.
4. Lender disclosure required. The incentive must be disclosed to the applicable mortgage lender and will be reflected in the transaction documents as required. Use of a separate administrator does not remove applicable interested-party contribution, concession, payment-abatement or investor requirements.
5. The PID lien stays. The contribution does not eliminate the PID assessment, alter any assessment lien, reduce the stated purchase price unless shown in the closing documents, or guarantee that every PID obligation will be paid.
6. Builder has no shortfall obligation. Builder has no obligation to replenish the contribution, pay any shortfall or fund assessment increases. Payments end when the funds run out or the Program Period otherwise ends, which may occur before five years. Any annual payment schedule or estimated duration is an estimate, not guaranteed coverage. I/we remain responsible for the full PID obligation, including amounts not paid by Administrator, any uncovered balance of the last installment, and all subsequent assessments. Administrator is not required to advance its own funds. These limitations do not excuse a Party’s breach or liability imposed by law.
7. Program survives servicing transfers. My Noah Project LLC will continue administration independently of any sale or transfer of the mortgage servicing rights. Any replacement administrator must accept the existing obligations in writing.
8. If you sell the property. If I/we sell the Property while funds remain, Administrator will first pay or reserve authorized amounts due or allocable through the sale date solely from available funds and release legally distributable Surplus Funds to me/us within 30 days after confirmation of sale and final reconciliation, unless law requires earlier release. I/we must pay any uncovered amount.
9. If you refinance or pay off the loan. Unless continued administration is approved, a refinance or mortgage payoff during the Program Period may result in the same reconciliation and release process.
10. Applicable law controls. Applicable law may require an earlier refund, limit the amount held or require different treatment. Those requirements control over this acknowledgment.
11. Tax consequences. The Builder Contribution may have tax consequences. Builder and Administrator have not provided tax advice, and Borrower should consult an independent tax adviser.
12. Information sharing. Borrower authorizes the mortgage lender, mortgage servicer, settlement agent, Builder, My Noah Project LLC, PID authority and any approved successor administrator to exchange information reasonably necessary to verify, pay and reconcile the covered portion of the assessments, subject to applicable privacy law.
13. Your responsibilities. I/we will promptly provide assessment bills, report a pending sale, refinance, payoff or transfer, and keep contact information current. Administrator will provide annual statements and prompt notice when funds are insufficient for the next authorized payment, followed by confirmation of exhaustion. I/we will monitor the assessment account and pay uncovered amounts by their due dates; lack of notice does not eliminate my/our obligation to the assessing authority.
Important: The Noah Program only applies to mortgage loans originated by approved participating lenders. Not all lenders accept or approve this program. Borrower should confirm with their mortgage lender that the lender has approved participation in the Noah Program prior to closing. My Noah Project LLC makes no representation that any particular lender will approve or accept the program.
